The weather outside is cold, but that doesn’t mean the market is! With more Americans planning to buy or sell their homes, it is critical to not only catch the client’s attention, but to stay connected once you have it. Here are some helpful tricks and tips you can use to build long-lasting relationships and a positive reputation.

Create and Personalize a Website

In the digital age we live in, it is a necessity that you have a website to showcase yourself and your professional abilities. If you don’t exist in a simple Google search, your potential client will most likely default to somebody who does. Lucky for you, there are countless options you can choose from!

Here are some ideas to keep in mind when creating your website:

  • Keep the information concise, visually appealing, and easy-to-digest.
  • Ensure the site is mobile-friendly.
  • Personalize it – Allow the client to get a feel of “who you are” as a person.
  • Include testimonials that showcase your work.
  • If space allows, include pictures of local environments (This will appeal to those searching in the area!).

Use Social Media Frequently

With almost 70% of adult Americans using at least one social media platform, it’s a great way for you to interact with clients (both old and new), gain name/brand recognition, and keep up-to-date on the latest trends.

Unsure how to connect with your audience? Start small with your interactions. Small tasks you can accomplish everyday like following similar accounts, posting about listings or recent sales, and keeping content updating regularly will make steady waves for your audience.

Having a strong social media following, as well as a frequently updated feed, shows the public you are likable, informative, hardworking and one who has their finger on the pulse of the market and your clients. In the long run, this establishes trust with your audience. Trust equates referrals, which will boost your business!

Send Handwritten Cards

The value of taking a few minutes to write a thank you, birthday, or other celebration card to your clients will be repaid ten-fold with loyalty, trust, and appreciation. This simple act showcases the fact that you are willing to go the extra mile, and the feeling of gratitude felt by the client will more than likely result in future referrals.

Not sure when to send a card? Keep these in mind:

  • Thank you: After assisting in the purchase/sale of a home; After they select you as their agent/Realtor.
  • Birthdays: Set a reminder for all current/past customers to send a birthday card. The continued recognition will be noticed!
  • Anniversaries: Every year after their home purchase date.

Blogging

Creating a blog, whether it’s in written or video form, is a great way for you to connect with the public and answer any common questions a client might have. This also showcases the fact that you are a resource for information, and is a fun way to advertise your knowledge and personality.

Content is key with blogging, but you can approach it with many angles. You can upload a Q&A video, post short blurbs about local areas you specialize in, and price trends. Bottom line: know your audience. Before you start your blog, ask yourself who you believe is going to view this and what information they might find valuable. This is a great way to plan out what to present.

Business Cards

As simple as it sounds, you never know when you’re going to need a business card. A well-designed business card sets the tone for you professionally and is a great way for potential clients that are looking to buy/sell to easily contact you. Lastly, always respond promptly and knowledgeably when contacted.  This is one of, if not the most important rule, of keeping the client engaged. If they’re contacting you, they’re already interested – keep them on the hook.

Now that you have these tips and tricks handy, trust that there’s nothing to fear when it comes to successfully promoting yourself and staying connected.

It’s no secret that millennials are buying homes later in life than their predecessors. The reasons are the usual suspects – rising costs of living, housing costs, and student debt. Identifying trends and patterns with millennials can be a powerful tool when marketing to this generation’s homebuyers and closing deals. Check out these trends and see how you can use them to your advantage!

Pausing on Purchasing

Millennials are waiting much longer to sign the dotted line on a house because – surprise – it’s more expensive! A report by SmartAsset claims that in larger cities, it takes nearly a decade to save up for a 20% down payment for a home. Student debt, which has hit an all-time high, is another key factor in saving for this generation as well.

Because of this, millennials are renting longer – and most are doing it on their own. Milestones like marriages that are associated with home buying are happening later. When they are ready to purchase a home, most are skipping starter homes and going straight for the luxury properties.

Commuting and Suburbs

Millennials are moving to areas with strong employment and wage growth. Some of these areas, however, have too big of a ticket price for even modest homes.

To remedy this, millennials are instead becoming super-commuters: individuals who resort to commuting 90 minutes or longer each way to work in exchange to live in suburbs with lower housing costs.

Take a look at the top 10 cities millennials are migrating to. Do any of these come as a surprise?

Using Trends to Your Advantage

Some of the top areas may come as a surprise, but you can use these to your advantage. Are there any luxury condos or high rises near the companies who are drawing top talent that have the option to rent or buy? Are there suburbs that have lower costs for properties, but higher ratings for public transportation? How do the homes rate for energy efficiency?

ake some time and get to know your potential clients. Marketing towards these current trends and investing time into studying what’s hot can only come as a benefit to you and your business.

Know Your Goals and Your Audience

Before you start posting make sure you have goals of what you plan to accomplish on your social media pages. Become confident in how each social media platform works and how you will connect with your audience on each platform. This means you also have to know who your audience is and find ways that you can connect with them. Know what they are interested in and what you can do to make them not only interested in your page, but excited about your page.

Stay Organized

Start a marketing calendar that will help you stay on top of what you need to be posting and when. Marketing on multiple social media platforms can be tough and this is a great way to ensure that you are not forgetting anything. Add whatever you think is important to your calendar; events, social media posts, blog posts, etc. This way you can have everything laid out in front of you.

Produce Valuable Content

Don’t post just to post. Nobody has time to scroll through useless nonsense, that’s why it is important to create a healthy balance of posting consistently and posting relevant information. There is nothing worse than a company posting every once in a blue moon with good information or posting all the time with useless posts. Spend time making sure everything you want to post is going to be helpful to your audience and tweaking every little detail that needs to be tweaked. Be confident in the information you are sharing and it will go a long way.

Use Hashtags

It might seem simple, but hashtags go a long way when using social media. After you caption your post make sure to add some hashtags that relate to your post. Don’t go overboard with them but it is always good to add a couple. This way people with interests similar to what you posted will be able to see your content easily even if they don’t follow you. This is a great way to spread your name and get new people interested in learning more about your company.

Be Relatable

Let your audience know that you are not a robot posting on social media. Interact with them, build connections and get them to trust you. Caption posts with questions that you would like their opinions on and get them interested in interacting with you. Make sure that you spend time engaging with your audience and reading through the comments and responding to ones that you find especially interesting. It is important that your audience feels as though they can relate to you and feel comfortable interacting with you on your social media pages.

LINKEDIN

Most people in the business world have a personal LinkedIn, but what many people don’t know is that LinkedIn can be just as, or even more effective for creating connections when you set up a company page. Company pages give you access to connecting with tons of local and distant people or companies in your field of work and if it is done right, can lead to lots of potential business. Follow these five ways to increase real estate leads using LinkedIn and see the difference for yourself.

Connect

It is important to connect with friends, family and people you have already done business with on your company LinkedIn page. On top of them, connect with people that they are connected to. People are much more likely to trust a company that a friend or family member trusts and likes. After you connect with someone new, make sure to send them a private message introducing yourself and your company.

Let People Know Who You Are

The “About” section of your company profile is where it is important to share who you are, what you do and how to get in touch with you and learn more about the company. Make sure to have the area your company is located in, your hours, your website and an email address and phone number to get in touch with. You do not want the “About” section to be too wordy, it is best to keep things short and sweet and give them the information necessary to learn more about you.

Make a “Showcase” Page

A “Showcase” page is an extension of your company LinkedIn page. This is where it is important to let your company shine. LinkedIn users can follow the page and they will get updates on their timeline whenever you post on the page. This is a good place to share accomplishments, goals and highlights along with everything else you want your followers to know about your company. Don’t hold back, it is important to let people know all the great things your company has done and this is the best place to do that.

Find Locals

Use the “Advanced Search” tool to find locals in your community to connect with. This is a great tool to be able to find more people in your area to connect with and reach out to them on a private message to introduce yourself and get a potential lead started.

Join and Create Groups

Similar to a Facebook Group, LinkedIn Groups consist of people who all have a similar interest, whatever that may be. In this case a Group would consist of all people interested in Real Estate. Whether they are looking to buy or sell, are interested in DIY home projects or interior design ideas, they are welcome in that Group. Like Facebook, anyone within a Group can post in it which is great for you and them. There is potential for great communication between you and other members in the group, you have the opportunity to share content with people that you know are interested in what you have to say and there are many possible leads. Do not use LinkedIn Groups to strictly advertise your company, share some updates on what your company is up to, but also get involved in what other people are talking about.

TWITTER:

Many companies, businesses and organizations have Twitter pages used to help advertise. If this is done well it can be extremely effective. However, many companies are not using the correct tools to get the most out of their page. By following these five ways to increase real estate leads using Twitter, your company page is sure to succeed.

Make Lists

Create a “List” on Twitter. List’s are a great way to connect with people who have similar interests as you. For Real Estate this could mean people also in Real Estate, Interior Designers, Architects or people in the market for either buying or selling. A List on Twitter is similar to a Facebook Group. After you create the List you will have the option to add people and once they join they will be able to post within the List for other members to see. To create a List go to your profile, press “lists”, create a new list, create the name, make it public so people other than you can see it and then press “save”. After you save the List you will be prompted to invite people to become members.

Pictures, Pictures, Pictures

It is especially important with platforms like Twitter to make your posts stand out with pictures. Many people will continue to scroll past your post without reading it unless there is something like a picture to catch their eye in the process of scrolling. Pictures are a great way to make your posts stand out and keep your Twitter page fun and colorful rather than just filled with a bunch of words. And of course make sure to have a Call To Action at the end of each post, directing readers to your website, blog, etc.

Retweet

Make sure to Retweet any posts your company is tagged in so your followers can see what your company is up to through other people’s posts. This is a great way to share events that you were part of or properties you sold, etc. while also spreading awareness of your company.

Get Local

Share local posts about events in the area or anything important for the community you are in. Retweet these and use hashtags that people in the area are likely to see. This will make more locals come across your Twitter page which will increase your likelihood of potential leads. Reach out to people in the area who follow similar businesses to yours and introduce yourself!

Cold-Tweet

The term “Cold-Tweeting” comes from the idea of “Cold-Calling”. This is when you reach out to people by tagging them and introduce yourself and your business to get a conversation started and work on a potential lead. One way of doing this is to go to “Place Settings” and type in the city in which you are located and you will be able to see lists of people in your area. This is a great way to get to know more people in your area and be able to reach out to them individually and get the ball rolling on possible business together.

Out of all social media, Instagram users are the most likely to “take action” on posts. Because of this, Instagram has become a very welcoming place for businesses. Engagement is encouraged in a much stronger way than on other social media platforms and there are endless possibilities when it comes to advertising on Instagram. Take a look at these ten ways to Increase your real estate leads on Instagram and take your profile to the next level.

1. Get Connected

A very important factor of your Instagram is making sure that people know how to get in touch with you. This is why you should always have the company’s contact information in your Instagram bio. Make sure to have a link to the website, a link to the blog if you have one, and a company phone number and email address. It is also a good idea to add where your company is located so people can know that right away.

2. Follow People in Your Field

Following people who are also in your field is a great way to get connected with a larger group of people. This is an easy way to get you noticed because of Instagram’s ability to show people other profiles they might be interested in. By following people similar to you, you are likely to show up to their followers as someone they might be interested in following. Often times this leads to viewers taking action and visiting your profile.

3. Post at the Right Times

Make sure to post at a good time for people in your community to be checking their social media. A few good times would be around lunch time when people are on breaks or in the late afternoon/evening when people are out of work and starting to unwind from the day. You should not post late at night or early in the morning, as these posts are less likely to be seen.

4. Like and Comment

Like posts related to real estate. Search some local hashtags and like all the posts that are related to your field. Do this often to increase the chances of people seeing your account. Comment on people’s posts with some information that might be of use to them or a good question to catch people’s attention and intrigue them to go take a look at your profile.

5. Use Calls To Action

CTA’s are important across the board, but they are especially effective on Instagram. 75% of all people on Instagram “take action: after being prompted to by a post. People are very likely to click a profile or a website link, etc. after seeing a post with a strong CTA.

6. Your Next Client is on Instagram

Instagram is filled with your target audience. 59% of people 18-29 years old are Instagram users, which is great for you. These are the people that you want to connect with while they are young so you can work with them every step of the way.

7. Instagram Post Do’s and Dont’s

Instagram Do's & Don'ts

8. Be Consistent (But Not Pushy)

Be consistent with your posts so your followers stay up to date with you, but don’t post too much at once. Where some people fail with their company Instagram is posting too much at once and then not posting again for a long length of time. Schedule out when you are going to post and come up with a time to post a few times per week or whatever you decide is a good amount for your followers.

9. Engage Your Audience

Caption you posts with conversation starters to get people commenting. Ask them their opinions and reply back to their comments to get a conversation going.

10. Use Instagram Stories

Instagram stories are temporary, 24 hour stories that contain time-relevant information. (You can keep a story forever if you highlight it.) Instagram stories are perfect to show off an open house, a sale or buy or letting your followers know what your company is up to.

People often feel like their company needs a Facebook page rather than wanting to have a Facebook page because many people do not know how to properly use Facebook to help their company. Not knowing the right way to use Facebook to help increase leads can cause people to dread having an account all together. By following these ten steps to increasing real estate leads by using Facebook, you will be more excited than ever to set up a company account and get started.

1. Invite People to “Like” Your Page

Once your Facebook page is all set up, Facebook will urge you to invite friends and family to “Like” your page. By doing so, they will then be notified of new posts and content from your Facebook page will show up on their timeline just like for anyone they are Facebook friends with. “Liking” a page is the equivalent of them following you. This is a great way to get people interested in your page. Once you invite people to “Like” your page, ask them to share the page with their friends and family. This will increase your following and people are more likely to trust someone that a family member or friend knows. For each new person who “Likes” your page, thank them in a private message and let them know that you would love to talk further.

2. Call To Action

With each post you send out on Facebook, make sure to have a Call To Action at the bottom of the post, leading the reader to either your company website, blog, etc.

Make sure all of your company information is located at the top of your Facebook Page in the “About” section so it is one of the first things viewers see when they get to your page. This information should include the company hours, telephone number, location, blog (if there is one) and website plus anything else that you find necessary.

3. Quality vs. Quantity

There is a fine line when it comes to company Facebook pages between posting so much that you start annoying people and posting too little that they forget about you. You want to be perfectly in the middle and this can be a challenge to figure out what is too much or too little. It is important to post enough that you remain relevant to people and keep them interested, but take time to make sure that what you’re posting is really valuable for your viewers. Take time, draft your posts and make sure you are confident in what you are sending out. The most important thing to remember is not to waste people’s time by putting out content that is not your best or is not helpful.

4. Join Facebook Groups

Joining Facebook groups is a great way to not only reach new groups of potential clients but to get involved in the local community and know what is going on around you, while keeping people up to date on what is happening inside your company. Exposing your company to a greater community will increase your following and generate more leads. This is also a great way to get involved with some local collaborations or sponsorships to help spread your company name.

5. Do “Giveaways”

Giveaways are great ways to get people talking about you while also increasing your chances of generating leads. Giveaways can involve anything from a company t-shirt to a free consultation meeting, etc. By setting up a Giveaway on your Facebook page you are using a Call To Action to get people to submit their contact information for a chance to win X,Y, Z. This is a great way for you to increase the number of contact information that you can then reach out to and start generating leads.

6. Spark Conversation

Get talking on your Facebook page and get people involved and interested in the conversation being had. Ask questions, see what your followers think. This is a great way to learn from your followers and interact from them at the same time. Responding to comments or questions that are asked on your page is a great way to boost your company name. People are more likely to work with a company they feel comfortable with and by interacting with people, you will increase those comfort levels.

7. Use Facebook Stories

Lets face it, we can all be a little lazy when we are relaxing, checking out our social media. Facebook stories are great because they are accessible and easy to see without scrolling endlessly through your page or getting distracted. You can post multiple times and have them all confined in one little space that viewers can tap through and get all the information they need without getting distracted by other posts. Uploading Facebook stories can be great when you are at an important company event or open house that you want people to know about without blowing up their Facebook timeline. Facebook stories are also nice because they will pop up at the top of your follower’s timelines which keeps you relevant to them.

8. Livestream

Facebook Livestream’s are a great way to share  special moments with your followers. Your followers will be notified if you are doing a Livestream and will have the opportunity to see what you are up to. Whether it is an open house or a closing, or just you wanting to talk and share some information with your followers, it is a great way for them to feel like they are connecting with you. It also gets the information you want to share out to the public in a fun video rather than another Facebook post.

9. Run Targeted Ads

Running a Facebook Targeted Advertisement is a great way to expose your company to a greater audience. You can run targeted ads through zip codes so people in your area or a greater community can become aware of you.

10. Share Fun Home DIY Projects

A huge part of real estate has to do with the appearance of houses, everyone wants their house to look nice. For your followers that want to increase the appearance of their house but are not necessarily ready to buy, share some fun “Do-It-Yourself” projects that are good for holidays or seasons to add some fun to your page and not make it all serious business. This is also a great way to get people to look at your page and share your posts, spreading your name. These people will certainly keep you in mind for when they are ready to buy or sell.

Father’s Day is this Sunday and the team at WolfNet is full of dads who are ready with a witty dad joke or some helpful advice.  WolfNet HQ is always looking for ways to make our company a great place to work as a parent. I asked our WolfNet dad’s what it is like to be a dad working at WolfNet and this is what they had to say:

Andrew – Web Developer IV

Being a dad rules, but being one of two full time working parents can sometimes feel like working 10 simultaneous full time jobs. However, WolfNet helps by being extremely supportive and flexible to family life.

Bob – Software Engineering Manager

Working in technology at WolfNet allows me to better connect with my kids in their tech-centric world. My eldest is strongly considering going into computer science, and I’m able to provide some guidance on that front. The work/life balance culture at WolfNet empowers flexible scheduling when needed to accommodate crazy kid schedules.

Grant – Director, Sales & Business Development

The overpriced latte on the desk is replaced with a coffee cup that reads “I love you daddy.”  Pictures on the wall of you and your friends are replaced with pictures on the wall of your kids. Work hours shift from 9-6-to 8-5 to spend one more hour with them before they go to bed.  The biggest change is the biggest reward, your kids.

John – Front End Engineer II

With flexible hours, I don’t have to miss out on my daughter’s life.

Ryan – Account Manager & Designer

While the whole experience this first year has been crazy, its been comforting to know that my WolfNet family is understanding of what its like to become a new parent. The support they have given us, really has allowed us to have a healthy work life balance.
